Where the discounts come from. NYC luxury distress concentrates in three categories: (1) post-pandemic relocations completing their tax-residence moves (Florida/Texas departures, finalizing 5-year cycles), (2) interest-rate-sensitive leverage as variable-rate jumbos reprice through 2024-2026, (3) supply concentration in newly-completed Hudson Yards / Lower Manhattan supertall towers. Cuts of 5-12% are common on $3-10M Manhattan condos; 15%+ is real distress.
